You may hear the phrase "location, location, location!" in reference to real estate often. When we saw this condo deal located across the street from the Factoria mall and down the street from Newport high school, we knew that this was a project we wanted to take on. With the help of our client Roman and his team, we were able to rehab this home and have it pending over asking in four and a half weeks! Take a look below at what was done.
The kitchen was completely gutted as we replaced all of the cabinets, countertops and appliances. A backsplash was installed, the sink was moved to a better location along the wall. This allowed for the breakfast counter to be better utilized. All of the lighting was replaced with LED lighting to brighten the space and be energy efficient.

This investment property was purchased for $402,000 in April 29th 2016. After completely remodeling this property, it was put on the market in less than 4 months. This property is now pending at $629,900 list price.
Front of the house was dated and needed some 2016 styling and curb appeal. New sod in the front yard. Custom railing and deck was installed in front of home since backyard faced freeway, which was noisy.
Cedar decking was installed with small “gaps” on the front of the home to give the home a modern fresh look.
Solid Red Oak floors were refinished throughout main floor. 80% were existing, 20% added oak floors throughout main level. Stack Stove and high grade cedar mantle was installed and stained. Wall where TV hung was removed to create circular floor plan and better access to the kitchen.

In this week's before and after case study, we will be looking at another project from ReVision Homes. This charming mid century modern home in Magnolia receives a makeover! See the transformation below.
The focal point and center of attention is the open kitchen. New modern cabinets, brand new gas cook top, stainless steel hood and full height backsplash were installed. The fridge and oven placement was re-arranged to create a balanced look. A huge island with a quartz countertop and two sinks was installed so that guests can be easily entertained from the kitchen.
The living room, dining area and kitchen were joined together to create an open concept. New wood floors, lighting and stone work around the fireplace were done to bring the home to 2016 design.

Beautifully renovated 1912 original features with contemporary finishes. From the charming front porch to the symmetrical wooden shutters, this home exudes quiet colonial-style charm.
New porch structure and decking was done, old one was all rotted out. Had the posts wrapped, added shutters, and created the color scheme to match the historic period.
Took out the wall to open up the kitchen, added full height marble backsplash and commercial canopy hood. New slab counters and SS appliances. The decision was made to leave the reclaimed wood walls going up the stairs for character.
Had the laundry room framed in to meet modern day standards.
Had the yard cleaned up and painted the detached garage to match the house.
Had paneling removed and added new sheetrock and heaters. New paint, carpet, and windows throughout the house.
