We acquired this turn of the century craftsman fixer for one of our investors for $500k. With a 160k fix-up budget, this property just sold for $899,900. We kept the original charm, but upgraded every surface and system.
New roof, new drywall, electrical, plumbing, new paint inside and out. A view deck was added above the one car garage. The left side of the house dormer was extended to create more square footage and allow the second bedroom to have it's own private bathroom.
Stairs and rails were refinished and painted, new wide plank hardwood floors installed.
There was wood everywhere from the floor to the walls. We made it more modern by adding new drywall and fresh paint colors. Kept the bay windows but installed new vinyl windows.

Amazing renovation of this 4 bedroom rambler in the Haller Lake neighborhood. The goal was to make this property modern with an open concept. This was an investment property purchased at auction for $300k with a 80k fix-up budget. This property sold for $510k and that was 10k over the original asking price. On the market only 4 days!!!
The exterior got a total facelift, from the modern paint job, to the landscaping. New custom horizontal iron rail, new roof, vinyl windows installed, new garage door, etc.
In the living room, the fireplace and the wall were taken down. The living room now flows into the kitchen creating the open concept. The original hardwood floors were refinished and in some areas laced to match throughout the entire house.

This beautiful 1903 built Seattle craftsman nestled right in between Capitol Hill and the Central District was completely redone top to bottom. Hallmarks of the builder include the designer tile, open eat-in kitchen, new wall to wall hardwood floors, and a master suite with great views of the mountains.
Upon entering the home, you are greeted with a living room and stairway to the second floor. The railings on the stairs had great detail and received a fresh coat of paint and the wood steps redone. A new larger window was installed to allow more natural light to brighten up the living room. The wall leading into the dining room was taken down to open up the space.
